Terms & conditions

These terms apply to bookings made directly through placedxproperties.com. They are an agreement between you and PlacedX Properties LTD (16768766) of 5 Outwood Avenue, Horsforth, Leeds, LS18 4JH.

1. Booking. Your booking is confirmed when we have received payment and sent you a confirmation message. The person making the booking is responsible for all guests, must be at least 18, and confirms that they accept these terms and our house rules on behalf of everyone staying.

2. Licence to occupy. You are being given permission to use the property for temporary accommodation for the dates booked. This is a licence to occupy, not a tenancy. It does not give you exclusive possession of the property or any right to stay beyond the booking dates. We may enter the property with reasonable notice for inspection, cleaning and maintenance, and immediately in an emergency.

3. Price and payment. Prices are shown in pounds sterling and include bills, WI-FI, linen, cleaning for the stay. Payment is taken in full at the time of booking unless we tell you otherwise. A refundable security deposit of £250 or a non-refundable deposit of £44.99 is taken before arrival and returned within 24 hours of check-out, less any deduction for damage or breach of these terms.

4. Cancellation and refunds. Cancellations and refunds are governed by our cancellation policy.

5. Guest conduct. You must follow our house rules. We may end your stay immediately without refund if you or your guests seriously or repeatedly breach them, cause damage, endanger others, or break the law.

6. Damage and loss. You are responsible for damage to the property or contents caused by you or your visitors, beyond normal wear and tear. We may charge you the reasonable cost of repair or replacement.

7. Identification. We may ask for identification for security, safety or legal reasons before or during your stay.

8. Our responsibilities. We will provide the property as described and in a clean, safe condition. If something goes wrong with the property, tell us promptly and we will do our best to put it right. If we cannot provide the accommodation, our liability is limited to a refund of what you have paid for the affected nights.

9. Limits of liability. Nothing in these terms excludes or limits our liability for personal injury caused by our negligence, fraud, or anything else that cannot legally be excluded. Otherwise, we are not liable for loss or damage to your belongings, or for events outside our reasonable control, such as utility failures, severe weather or building-wide issues, as far as the law allows. We recommend that you take out your own travel and belongings insurance.

10. Events outside our control. If an event beyond our reasonable control prevents either of us from meeting these terms, we will work with you to rearrange your dates or give an appropriate refund for the affected period.

11. Complaints. If something isn’t right, tell us as soon as possible so we can put it right during your stay. You can also contact us at placedxproperties@outlook.com.

12. Changes to these terms. The terms in force when you book are the ones that apply to your booking.

13. Governing law. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction, although if you live elsewhere in the UK you may also have the right to bring a claim in your local courts.
